Weekly Rates ...$750-$1000 (6 nights 7 days)
Nonrefundable cleaning fee...$50.00

We continue to entertain all inquiries for a particular time frame until reservation is secured with deposit.

Terms and conditons

1.  CHECK-IN TIME IS AFTER 3 P.M.  AND CHECK OUT IS 11:00A.M.  Please note checkout means everyone; personal belongings, and vehicles are off the cabin property by 11:00AM on your checkout date.  
2.  This is a NON SMOKING cabin.
3.  Pets are considered only for long term rentals (a week or more) with prior approval.  $50 per pet fee applies.  All pets must be leashed at all times.  Pet owners are responsible for cleaning up of any/all pet refuse.  Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  The cabin owners assume no responsibility for illness or injury that may incur to your pet while on the premises.
4.  DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required at the time of reservation.  The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

    No damage is done to cabin or its contents, beyond normal wear and tear.
    No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
    All debris, rubbish and discards are removed from the premises, and soiled dishes are cleaned.  
    Keys are left in the lock box and cabin is left locked.
    All items on the “Rustic Retreat” checklist are completed.
    No linens are lost or damaged.

5.  PAYMENT –rent is required 30 days prior to your arrival. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, personal checks or by credit card using our Paypal invoice system (you do not have to have a Paypal account in order to do this).  Checks should be made out to Jason Marino.
6. Any reservations made less than 30 days in advance are required to pay in full at the time of reservation.
7.  CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty.
8.  MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Cancellations that are made more than sixty(60) days prior to the arrival date will incur no  penalty.  Cancellations made less than 60 days prior to the arrival date will forfeit security depoist.   
9.  MAXIMUM OCCUPANCY- The maximum number of guests in this cabin is limited to five(5) people.
10.  THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.   Longer minimum stays may be required during holiday periods. If a rental is taken for less than two nights, the guest will be charged the two-night rate.
11.  RATE CHANGES – Rates are  subject to change without notice.
12.  FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
13.  WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
14.  PARKING  –Vehicles and accessories are to be parked in the carport, or in the driveway area only.  Parking on the road is not permitted.  Any illegally parked vehicles are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
15.  MAINTENANCE OF PROPERTY-Tenant agrees to maintain the premises in the same condition as when received and will not allow any waste, misuse or neglect. Should waste, misuse or neglect occur on the leased premises that the responsibility therefore shall be that of the tenant.                                                                                                                                      
16.  The premises will not be used in such manner as to generate noise (including Loud Music) which will disturb other neighbors, nor will neighbors be harassed or bothered in any manner. 
17.  Should any repairs be necessary, the owners will be notified as soon as possible.             
18.  Furnishings, appliances, and any other items provided in the cabin are not to be removed from the premises; borrowed or loaned at any time.
19.  At times of extended or heavy rain, the river may not be safe to cross.  If tenant can not cross the river, tenants reservation deposit and payment will be refunded if tenant has not entered the
unit.   
20. LIABILITY- The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
